Accurate Property Valuation Training
We take an "Outside-In" approach to valuation in this training, which consists of over 30 modules.
In Modules 1 through 5, we cover the site and its surroundings. We will learn how to determine the neighborhood, identify its boundaries, external influences, any monthly HOA dues, special assessments, community and project amenities, and the different site types.
In Modules 6 through 8, we cover the exterior features of the home. We will review the property's design, construction quality, and location.
In Modules 9 through 21, we cover the home's interior features. We look at influences of property views, remodeled kitchens, and updated plumbing and electrical. We discuss the difference between bedrooms and dens and full baths and half baths. We also cover determining the living area and updating the county records when needed. Energy-efficient items, parking, and rooms in attics and basements are also covered.
In Modules 22 through 25, I will show you how to pick suitable comparable properties based on everything you have learned in Modules 1 through 21.
Now that you know what features may impact value, you will be savvier in selecting comparable properties.
